Keep the client. Create another opportunity.
Approved Partner Brokerages bring their own clients, retain the representation relationship, and use HARVL's marketplace, option-auction technology, pricing, verification, documents, and transaction workflow.
Opportunity lifecycle
- 1Seller
- 2Partner Agent
- 3Option marketplace
- 4Competitive auction
- 5Option sold
- 6Potential future sale
The Partner Brokerage remains brokerage of record
Attribution follows the opportunity from the first seller conversation through listing, auction, option sale, the option period, exercise and closing.
The lead that usually goes nowhere
“I'd sell for $1.5 million, but I don't want to put my house on the market right now.”
Traditionally there isn't much to do with that conversation except keep following up and hope the owner eventually decides to list.
With Harvl, you can say
“Let's see what buyers would pay you today for the right to buy your property at $1.5 million over the next two years.”
This is an additional product you can offer — it does not replace the traditional listing. If the owner later decides to sell outright, that path is still there.
How it works for agents
Five steps, start to finish
Bring your client
Introduce an existing seller, owner, investor, developer or landowner who may be interested in monetizing a future sale.
Build the opportunity
Help the seller set a future selling price, option duration and property information. Assist with preparation, disclosures, existing documents, photography and optional verification.
Launch the option
The property is published to the marketplace. We provide the auction infrastructure, buyer marketplace, option workflow and transaction management.
Get paid when the option sells
When a successful option transaction occurs, participating agents may receive compensation according to the Partner Agent compensation agreement.
Stay with the client through exercise
If the option holder eventually purchases the property, you can remain involved in the underlying transaction, subject to applicable brokerage agreements.
Compensation
More ways for your relationships to create value.
Agents who bring opportunities to the marketplace should have meaningful economic incentives to stay involved and help those transactions succeed. Structures vary by brokerage agreement, origination, services performed and representation.
Partner Agent compensation can vary based on brokerage agreements, origination, services performed, representation and applicable law. All compensation is subject to licensing requirements, brokerage agreements, state law and platform terms. Nothing here is a promise of a specific commission or amount.

The economics
What a year of options can look like.
Two fee moments, both tied to real outcomes. When an option sells, HARVL charges 3% to the listing side and 3% to the buyer side of the option premium. If the option is exercised and the property closes, HARVL Brokerage charges 2% where it represents the seller, and 2% where it represents the buyer under that buyer's own written agreement. Approved Partner Brokerages set their own compensation under separate brokerage agreements.
One deal, worked example
- Future selling price your client sets$1,500,000
- Option term24 months
- Option premium a buyer pays your client today (illustrative)$60,000
- Option sale fee, listing side (3% of premium)$1,800
- Option sale fee, buyer side (3% of premium)$1,800
- If exercised: HARVL Brokerage seller representation (2% of sale price)$30,000
- If exercised and HARVL also represents the buyer: buyer-broker fee, separately agreed (2%)$30,000
Your client keeps 100% of the option premium. No fee is owed by anyone if the option simply expires unused.

Illustrative only. Partner Agent compensation can vary based on brokerage agreements, origination, services performed, representation and applicable law. All compensation is subject to licensing requirements, brokerage agreements, state law and platform terms. Nothing here is a promise of a specific commission or amount. Real estate brokerage compensation is not fixed by law and is negotiable. Buyer brokerage compensation is established separately between the buyer and their broker. Any seller contribution toward buyer brokerage compensation is separately negotiable. These figures are prototype disclosures for illustration only and do not constitute legal advice or a final pricing commitment. HARVL owns the marketplace and technology. HARVL Brokerage and approved Partner Brokerages provide licensed representation under separate representation and brokerage agreements.

Two tools, not a replacement
Traditional listing vs. option marketplace
Traditional sale
- Seller must be ready to sell now
- Property marketed for immediate purchase
- Seller receives sale proceeds at closing
- Agent earns commission if the property sells
Option marketplace
- Seller does not necessarily have to sell today
- Seller establishes a future purchase price
- Buyers bid for the right to purchase later
- Seller may receive an option premium today
- Agent can remain attached to the opportunity
- Potential compensation when the option sells
- Potential commission if the option is eventually exercised
Neither approach is universally better. The option marketplace is an additional tool to offer when it fits the client.
Who should partner?
Residential agents
Clients who would sell at the right future price but aren't ready to move today.
Investment agents
Owners considering future dispositions of rentals, multifamily and investment property.
Commercial brokers
Owners exploring future sales, redevelopment or strategic disposition opportunities.
Land brokers
Landowners and developers where purchase options are already commonly used to control property during diligence, entitlements or financing.
Brokerage owners
Give an entire brokerage access to a new transaction product without building the technology or marketplace internally.
Bring the marketplace to your agents.
Brokerages can partner with Harvl so their existing agents originate and service option opportunities while remaining affiliated with their current brokerage. No internal technology build required.
